There is good and bad news in the home building industry this quarter. The good news is that it is a very hot market for residential new building and remodeling in Scottsdale. The not so good news is that building material costs are increasing across the country, most notably lumber for framing. The trade agreement that has governed Canadian imports of softwood lumber since 2006 expired at the end of 2016. As a result, lumber prices have risen more than 20% since the beginning of the year.
The lumber used in framing affects all aspects of the home-building industry including builders of track homes, remodelers, and luxury home-builders. Such a sharp increase in material throws off projections for on-going projects. There is a great deal of uncertainty in the market, which can make companies vulnerable if unprepared. We hope to see this issue resolved in the lumber industry soon!

Keith began his construction career 1999 with Classic Stellar Homes, a luxury home builder, where he was a construction manager in Scottsdale and Phoenix. The construction boom in Phoenix was occurring at this time, and sometimes Keith was managing as many as ten new home construction projects at once. The homes that he built ranged in size from 2,800-15,000 sq. ft. This experience gave Keith the tools to build a strong team of subcontractors through respect and reliability.
